Metal drip edge and bird stop for perimeter eave areas
Why should I install bird stop?
Bird stop’s major function is to prevent birds and critters from entering the openings of the tile. At the same time, it’s not available for all tile types, and depending on your roof structure, bird stop may not be the best choice as it can create a damming affect for water that may run under the tile and down the roof. This is due to the fact that it only has small holes to allow for drainage. As seen in the above picture, these small holes are in place every foot.
What does it cost to upgrade?
A typical cost to upgrade falls between $200 to $400, though this can vary depending on the footage of eave areas. We will also include the installation of new 1” x 4” molding (the smaller trim board), which has to be lowered in order to accomodate the new installation detail. Assuming the molding has been on the home through its life, it’s fair to say that if you were to remove this wood, it can break, crack, or detach- therefore including it as part of the detail will ensure the installation is turnkey.
What will they do?
They will act as lower ventilation intake (if there are no soffit or gable vents) as well as upper ventilation exhaust. To see if you have lower ventilation, take a look at the perimeter of your tile roof and look for the soffit vents that are detailed on the diagrame page. Increased ventilation will help keep your attic cool, extending the service life of plywood and underlayment, as well potentially lower cooling costs.
What if I already have roof-top ventilation?
Your roof-top may already have O’Hagin vents or dormer vents. In either case, will include the necessary replacement vents. With dormer vents, you can choose to replace with O’Hagins at no additional cost.
How much do they cost?

What do these boards do exactly?
The fascia board is decorative in a sense, but also terminates the plywood along lower overhang (eave) areas. For gable areas, fascia board is used as a nailer for the gable tiles. Molding is specifically installed along lower overhang (eave) areas as a way to push out the face of the drip edge metal, which will keep water away from running down the fascia. Though there may not be visible rot or damage, it’s also possible that there may be rot taking place along the top of these boards due to incorrect edge metal detail.
Why do they become damaged?
Besides the above mention of incorrect edge metal, you can thank our sun’s UV and the other elements. More than likely, these are the original boards, though they may have been resealed and repainted at some point, but the years of heat and rain will take a toll over the years, causing warping, as well as expansion that will create cracks and peel paint. If you see long cracks in multiple areas, this is the best evidence that it’s fully sun baked and won’t be getting any better without some type of action.
How are these items replaced?
There are a couple of options. The most common is to leave them as discoverable items once the reroofing process starts, though we typically shy away from this by including the footage need to replace any damaged or rotted lengths we noticed during our inspection. These items will be listed on your proposal and there’s no additional cost passed along, as we want to be sure to give you a hand and eliminate the need for change order items. If it happens that there’s quite a bit of footage, we will also provide an optional renewal for the complete perimeter.
Is there anything else that can be done?
If these wood items are in decent enough condition, we can provide a cost to perform an enhancement. This consists of filling and sealing any cracks with a high quality rubberized sealant, meaning it will undergo any future movement or cracking without a problem. After this, we will repaint both boards using premium exterior paint.
How much will replacement cost?
This can vary greatly depending on the size of the board and the areas in need of replacement. If needed, our proposal will include offers for renewal or enhancement if we feel that is the best way to ensure your project will be turnkey.

Other bird deterrents - spring loaded wire, bird spikes, and bird wires
Will these harm birds?
No. These items are deterrents only, meaning they will only cause disturbance to the bird while landing, and preventing them from returning.
What is the function for each type?
The spring loaded bird wire system is installed along the hip and ridge lines, as well as gable areas. Bird spikes can be installed along flat roof perimeter areas, as well as along window sills and cubbies (where a wall meets a lower tile roof area). Spiders can be installed on top of fireplaces or AC units (if there’s one on your roof).

Velux Skylight Upgrades
What about my existing skylights?
If your existing skylights are in serviceable condition, we will re-use them while installing our new rubberized seal around four sizes along with new galvanized metals. Most skylights consist of two acrylic domes, and can last between 15 to 25 years. The upper dome can become cracked for any number of reasons, and the seal around the lens and the frame of the skylight can become compromised. If needed, we will include the ncessary replacement acrylic double dome skylights, and provide an option upgrade to Velux skylights.
Velux skylights consists of two panes of tempered glass, which is up to five times stronger than regular glass. Between the panes, argon gas is injected, which will allow less heat to transfer. They also qualify as an Energy Star rated product.
How much do they cost?
Costs will vary on the size of the skyilghts.
